The file was put up. On call, on behalf of the complainant, learned Advocate Ms. Jyoti appeared. On behalf of the respondent, learned Advocate Ms. Niharika Shukla appeared. Both parties were heard and the file was perused. It was stated by the respondent that they are ready to give possession of the unit to the complainant and execute registry of the unit in favour of the complainant, but the complainant states that the unit is not ready on site and the lift is also not operational. In this regard, an application dated 09.05.2026 for getting technical inspection of the unit conducted has been filed by the complainant.

The complainant is directed to ensure paying fees within is days in accordance with Notification letter number-6940 / U.P. RERA / SamarRegu 2049, 5th Amend. / 2024-25 dated 44.2.2024 and Office-Order letter number-7434 / U.P. RERA / Site Insp. / 2024-25 dated 20.42.2024 and Office Order letter number-665 / U.P. RERA / Gen. Regu. O.M. / 2024-25 dated 25.04.2025. Thereafter, the RERA technical team is directed to conduct technical inspection of the unit in light of the said application filed by the complainant and submit their report within one month. The RERA technical team is directed that, as far as possible, they shall complete technical inspection of the unit / project in the presence of the complainant and their authorized representative / advocate and the representative / advocate of the respondent, and prior intimation in this regard be given to both parties and their representatives by the Junior Engineer.
